1. About HaungChao

HaungChao.com is an online listing platform that connects landlords and property owners with people looking to rent rooms, apartments, and other residential properties in Thailand. We do not own, manage, or control any of the listed properties.

2. Eligibility

You must be at least 18 years old to use HaungChao.com. By using the platform, you represent and warrant that you meet this requirement.

3. User Accounts

To post a listing or contact a landlord, you must register an account. You are responsible for:

Providing accurate and truthful information during registration
Keeping your login credentials secure
All activity that occurs under your account

4. Listing Rules

Landlords and property owners who post listings agree to:

Only list properties they have legal authority to rent
Provide accurate descriptions, photos, and pricing
Not post duplicate, misleading, or fraudulent listings
Remove or update listings that are no longer available

HaungChao.com reserves the right to remove any listing that violates these rules or that we deem inappropriate, without notice.

5. No Agency Relationship

HaungChao.com is a platform only. We are not a real estate agent, broker, or party to any rental agreement. All transactions and agreements are solely between the landlord and the renter. We are not responsible for the condition of any property, the conduct of any user, or the outcome of any rental arrangement.

6. Prohibited Conduct

You agree not to:

Post false, misleading, or fraudulent information
Harass, threaten, or harm other users
Use the platform for any unlawful purpose
Scrape, copy, or reproduce content without permission
Attempt to gain unauthorised access to any part of the platform

7. Intellectual Property

All content on HaungChao.com — including the logo, design, and code — is owned by HaungChao.com. User-submitted content (photos, descriptions) remains the property of the submitting user, but you grant HaungChao.com a non-exclusive licence to display it on the platform.

8. Disclaimer of Warranties

HaungChao.com is provided "as is" without warranties of any kind. We do not guarantee the accuracy of any listing, the availability of any property, or uninterrupted access to the platform.

9. Limitation of Liability

To the fullest extent permitted by Thai law, HaungChao.com shall not be liable for any indirect, incidental, or consequential damages arising from your use of the platform or any rental arrangement made through it.

10. Governing Law

These Terms are governed by the laws of the Kingdom of Thailand. Any disputes shall be subject to the exclusive jurisdiction of the courts of Thailand.

11. Use of Data for Marketing Purposes

By submitting information through HaungChao.com — including your name, email address, phone number, and property details — you acknowledge and agree that this information may be used by HaungChao.com for marketing and promotional purposes, including but not limited to contacting you about platform features, updates, and relevant offers.

We handle your personal data in accordance with applicable Thai law, including the Personal Data Protection Act B.E. 2562 (PDPA). You may request to access, correct, or withdraw consent for the use of your personal data at any time by contacting us at support@haungchao.com.

12. Promoted Listings

HaungChao.com offers an optional paid promotion feature that places a listing at the top of browse and search results for a period of 3 days. Promotion is purchased voluntarily and does not alter the listing's content or verification status in any way.

Promotion does not guarantee any specific number of views, inquiries, or leads, and does not guarantee that a tenant will be found. Results will vary depending on location, listing quality, price, and market conditions at the time of promotion.

Once a promotion has been activated and the listing has begun appearing in promoted placement, no refunds will be issued under any circumstances. By completing a promotion payment, you acknowledge and accept these conditions.

13. Changes to These Terms

We may update these Terms from time to time. Continued use of the platform after changes are posted constitutes your acceptance of the new Terms.
